Project ETHNC – Shop Demolition & Fit Out, Westfield Stratford City, London

Summit Projects delivered a full demolition and high-spec fit out for ETHNC at Westfield Stratford City, one of the UK’s largest and busiest shopping centres in East London.
Spanning over 9,300 sq ft across two floors, the project was originally programmed for 12 weeks and extended to 16 weeks to incorporate client-driven design changes, with Summit acting as principal contractor and leading the MEP design alongside the client’s architectural team.

BEFORE WORKS

Shell, structure and internal build

Full demolition back to shell and core across both floors.
New studwork and dry lining throughout to create the updated retail layout and BOH areas.
New structural steelwork to support the reconfigured shopfront.
New MF ceilings throughout, coordinated with lighting, HVAC and other services.

MEP, life safety and technology

New and adapted HVAC design and installation to suit the revised layout and landlord constraints common to Westfield units.
Full rewire of power and lighting, including distribution, small power and feature lighting.
Installation of CCTV and data to support security, EPOS and digital systems.
Fire alarm and smoke detection installed to current standards.
Adapted and upgraded sprinkler system, including new heads and altered pipework to suit the new plan.
RFID system for enhanced stock control and security.
SMD screen installation to deliver in-store digital content and brand messaging.

Finishes, façade and shopfront

Bespoke carpentry to feature walls, counters, displays and BOH joinery.
Tiling to walls and floors in key retail and circulation areas.
Full decoration throughout, including walls, ceilings and woodwork.
New 19 mm glazed shopfront with integrated structural steelwork.
Shopfront shutters for secure out-of-hours closure in a high-footfall mall environment.
Micro cement applied to the façade, creating a distinctive contemporary finish.
Coordination of sign writing and artist works to deliver ETHNIC's final branded appearance.
